Residential developments near to noise sources will ordinarily require an assessment as part of a planning application or to discharge planning conditions in relation to external noise.
Internal acoustics for residential developments is covered by the Building Regulations with the requirements set out in Approved Document E 2003 (ADE 2003), covering houses, flats and rooms for residential purposes. The regulations are enforced by Building Control, which will require pre-completion sound insulation testing to be undertaken unless developments are undertaken in accordance with Robust Details.
